We hold earnest money, disburse funds, and coordinate every party to the transaction — buyer, seller, lender, Realtor, HOA, and surveyor.

Closing & recording

In-office, mobile, or e-close signings. We record your deed with the county the same day, so your ownership is public record immediately.

What a typical residential closing looks like

  1. Day 1: Contract received from your Realtor. We open escrow, order the title search, and send intro emails to all parties.
  2. Days 2–5: Title search completes. We issue the title commitment — the formal preview of any issues that need curing before closing.
  3. Days 5–14: Survey, HOA review, lender conditions, payoff requests. We drive the timeline so nobody has to.
  4. Day ~15: Closing Disclosure issued. You review final numbers for at least three business days before signing.
  5. Closing day: You sign. Funds wire. Deed records. Keys exchange.

We love first-timers. Bring your questions — we explain every document in plain English (or Spanish), and we don't rush the signing. Closing day should feel like a celebration, not a final exam.

Bilingual by default

The Texas Hill Country is a bilingual place, and closings should be too. Every escrow officer on our team speaks both English and Spanish fluently. We can conduct the entire closing in Spanish, provide Spanish-language copies of every document, and explain any term — from “escrow” to “FIRPTA” — in whichever language is most comfortable for you.
